Gilbanks is preparing to launch its first Birmingham serviced offices at Five St Philips this Autumn, already securing multiple pre-let agreements.
Early tenants include accountancy firm Websters and investment bank Cavendish.
The development comes at a time when the city’s office market has slowed. Data from Avison Young shows that Birmingham city centre office take-up dropped sharply in the first half of 2025, with approximately 182,794–185,800 sq ft across 38 transactions, well below the five and ten-year averages.
In this context, Gilbanks’ early lettings highlight the continued demand for high-quality, design-led workspace.
Occupying 22,000 sq ft within the landmark Five St Philips building on Colmore Row, the new offices offer views over Birmingham Cathedral and a central location in the city’s business district.
Designed in collaboration with ADT Workplace, the interiors combine rich textures, natural palettes, greenery, and precise detailing, creating an environment closer in feel to a boutique hotel than a conventional office.
Facilities include a club lounge-style reception, soundproof video booths, high-spec meeting suites, open collaboration zones, and concierge-level front-of-house services.

Alongside its private office suites, Gilbanks will also manage the building’s reception and communal amenities on behalf of landlord Royal London, reinforcing its integrated approach to workplace service delivery.
